How much does real estate photography cost?
Pricing is based on square footage, starting at $275 for properties up to 2,000 sq ft and up to $550 for 4,001 to 5,000 sq ft. Properties over 5,000 sq ft get a custom quote.
How fast will I get my listing photos?
Files are delivered in 24 to 48 hours, MLS ready and print ready.
What's included in a real estate shoot?
25 to 35 professionally edited images, interior and exterior coverage, HDR processing, sky replacements, and a virtual staging consultation.
Do you offer drone, twilight, or 3D floor plans?
Yes. Add-ons are virtual day-to-dusk conversion ($65), drone photography ($200), twilight photography ($200), 3D floor plans ($100), virtual staging ($50 per image), and lawn replacement touch-up ($15 per image).
What is the virtual day-to-dusk conversion, and how does it work?
It is an edit rather than a second shoot. I shoot the property as normal, and once your gallery is delivered you send me the frame numbers you want converted and which look you want: twilight, sunset or sunrise. The converted frames come back within 24 hours. It is $65, it works on interiors and drone frames as well as the front elevation, and nothing is converted that you did not pick.
How is that different from the $200 twilight add-on?
The twilight add-on is a real second visit in the twenty minutes after sunset, so the light in the frame is the light that was actually there that evening. The conversion is done afterwards from a daytime frame. On a property with strong exterior lighting, glass onto the yard and a lit pool, the real visit is still the better photograph. On most listings the conversion gets you close enough for a third of the price and no second appointment, and I will tell you honestly which one yours is.
How do I choose which photos get converted?
You choose them off the delivered gallery, so you are picking from frames you have already seen rather than guessing on booking day. Send the numbers, or just say the back yard and the front elevation and I will pull them. Usually one or two earn it: the hero exterior, and whichever shot the pool or the view is in.
Do I have to disclose that a photo was digitally enhanced?
Check your MLS rules, because most boards ask you to. A day-to-dusk frame is a materially altered image by any reading, and the usual requirement is a line in the listing remarks saying so. It is routine rather than a problem, and I flag which files were converted when I deliver them so you always know which ones the note covers.
When is payment due?
Once we have the date and the details settled, I send you an invoice. Payment is due in full before the shoot, which keeps the admin simple and means the files are never held up waiting on an invoice afterwards.
